Reservation Policy

MAKING / REQUESTING A RESERVATION

Reservations are confirmed only after the receipt of an initial reservation deposit. Once the initial reservation is received deposit, a reservation confirmation will be delivered which will outline the property reserved, travel dates, detailed accounting which will confirm the initial deposit payment, and instructions regarding the outstanding balance due payment. Once account is paid in full, a final statement along with detailed directions to the property reserved, along with parking and check-in details will be delivered.

A reservation request from our site is simply a means of checking availability. A reservation request does not confirm or commit us to the dates or property requested. Initial reservation deposits and balance due payment dates vary from property to property. See the details below.
Minimum stay must be met. All of our properties have a minimum stay requirement of 5 – 30 nights. We reserve the right to reject a reservation request, regardless of the number of nights requested. In the event that a property has less than the required minimum number of nights available; for example, a window between guests, we may or may not be willing to rent these dates. Requests of less than the minimum night stay requirement are handled on a case-by-case basis and may be subject to an additional processing fee if approved.

All rates are subject to state tax (currently 10.25% TA Tax / 4.712% GE Tax / 3.0% OTA Tax), applicable cleaning fee, applicable damage protection policy, and applicable security damage deposit.

To better assist you with your property inquiry. We offer two types of Properties: “licensed” short-term rentals, and non-licensed, 30+ night rentals. 

1. Licensed Properties – Nightly Rentals with a 5 – 14-night minimum stay requirement; seasonally:

    • 4 bed, 2 bath Lanikai Ocean Front – from $1,500/night
  • Walker’s Lanikai Beach House (max pax 14)
    • 5 bed, 4 bath Lanikai Ocean Front – from $2,425/night
  • Kailua Kai – Kailua Beach Front (max pax 10)
    • 4 bed, 4 bath Kailua Beach Front – from $1,975/night
  • Gigi’s Retreat – Kailua Beach Front (max pax 10) 
    • 3 bed, 3 bath Kailua Beach Front – from $2,675/night
  • Hale Oahu Estate – Kailua Beach Front (max pax 12)
    • 6 bed, 4 bath Kailua Beach Front – from $2,375/night

  • 4 bed, 3 bath Lanikai Ocean / Beach Front (tidal dependent) – From $22,600/30 nights
• Mokulua Aina (max pax 6)
  • 3 bed, 3 bath 1/2 block to Lanikai Beach – From $15,200/30 nights

TERMS, CONDITIONS, AND DISCLOSURES

To protect your vacation, we do not overbook our rentals. In turn, we require that you reserve rental and rental dates that you are committed to, and willing to pay for, per the terms set forth in this Rental Agreement. Reservations cannot be moved. Reservations cannot be transferred from one year to the next.

LATE ARRIVALS AND EARLY DEPARTURES  
In the event a Principal Guest and or a registered guest arrives after the check-in date or departs before the scheduled departure date, no reductions or refunds will be granted. 

NO SHOW
In the event of a no-show, no reductions or refunds will be granted. The deposit and any other funds paid toward the total balance will not be returned and will be considered compensation for the time and administrative expenses incurred and for the inconvenience, damages, and losses caused by such a no-show.
