MAKING / REQUESTING A RESERVATION
Reservations are confirmed only after the receipt of an initial reservation deposit. Once the initial reservation is received deposit, a reservation confirmation will be delivered, outlining the property reserved, travel dates, detailed accounting, which will confirm the initial deposit payment, and instructions regarding the outstanding balance due payment. Once the account is paid in full, a final statement, detailed directions to the property reserved, and parking and check-in details will be delivered.
A reservation request from our site is simply a means of checking availability. It does not confirm or commit us to the dates or property requested. Initial reservation deposits and balance due payment dates vary from property to property. See the details below.
Minimum stay must be met. Our properties have a minimum stay requirement of 5 – 30 nights. We reserve the right to reject a reservation request, regardless of the number of nights requested. If one of our “licensed” properties has less than the required minimum number of nights available, such as a window between guests, we may or may not be willing to rent these dates. Requests of less than the minimum night stay requirement are handled on a case-by-case basis and may be subject to an additional processing fee if approved.
All rates are subject to state tax (currently 10.25% TA Tax / 4.712% GE Tax / 3.0% OTA Tax), the applicable cleaning fee, the applicable damage protection policy, and the applicable security damage deposit.
We offer two types of Properties: “licensed” short-term rentals and non-licensed, 30+ night rentals.

TERMS, CONDITIONS, AND DISCLOSURES
To protect your vacation, we do not overbook our rentals. In turn, we require that you reserve rental and rental dates you are committed to and willing to pay for, per the terms outlined in this Rental Agreement. Reservations cannot be moved or transferred from one year to the next.
CANCELLATION POLICYFor cancellations received before the 60th day before check-in, the guest will receive a 75% refund of the deposit and any other funds paid toward the balance. On the 60th day before check-in, the deposit and any other funds paid toward the total balance become non-refundable. This means that if a reservation is canceled 60 or fewer days before the check-in date, then the deposit and any other funds paid toward the total balance will not be returned and will be considered compensation for the time and administrative expenses incurred and for the inconvenience, damages, and losses caused by such cancellation. This does not apply to security deposits and, or cleaning fees, which will be refunded. Suppose the total balance is not paid when due. In that case, the Agent or the Owner may cancel the booking at any time thereafter upon written notice to the Principal Guest(s), resulting in a Guest incurred Cancellation and loss of all monies received.
To protect your vacation, Cancellation Insurance is highly recommended. Suppose you have not purchased Travel Insurance or would like more information regarding the option to safeguard your vacation. In that case, you can review and buy a policy at the end of this Reservation Request.
Vacation Rental Insurance reimburses for pre-paid, non-refundable expenses due to certain unforeseeable circumstances that may jeopardize your vacation investment and force you to incur unplanned expenses. We strongly recommend you purchase this valuable protection. Should the agent be unable to fulfill the terms of the agreement due to local ordinances, this agreement may be terminated with no damages to either party. SPECIAL CANCELLATION TERMS DUE TO COVID-19
Should a quarantine period be in effect for travel to Hawaii or if a guest is under a no-travel policy from their home State, the guest will be provided a full refund (less administrative fee) or the option to postpone to a future date of travel (with no change fee) at the prevailing seasonal rate, with travel being completed within one (1) year of original travel dates. All cancellations will be subject to an administrative fee of $150, plus credit card processing fees if applicable.
LATE ARRIVALS AND EARLY DEPARTURES
No reductions or refunds will be granted if a Principal Guest or a registered guest arrives after check-in or departs before the scheduled departure date.

Check-Out Time: 10:00 AM or earlier
We do not pre-sell a late check-out. Late check-out inquiries may be made 24 – 48 hours before the confirmed departure (check-out) date.
- Extended Stay Fee Schedule (If Available, Pre-Arranged & Approved in writing):
- Up to 3 Hours: $50 per hour
- 3 to 5 Hours: Charged at a half-day rate
- 5+ Hours: Charged at a full-day rate (may not extend beyond 11:59 PM of the day of confirmed departure)
- Same-Day Transitions: On days when we have both a departure and an arrival guest, check-out must be by 10:00 AM; no exceptions.
- Guaranteed Late Check-Out: Guests can purchase the additional night when booking to ensure a late check-out.
NO SHOW
No reductions or refunds will be granted in the event of a no-show. The deposit and other funds paid toward the total balance will not be returned. They will be considered compensation for the time and administrative expenses incurred and for the inconvenience, damages, and losses caused by such a no-show.
